Pen Y Bryn is a lovely unspoilt 18th century listed farmhouse in mid-Wales. Pen Y Bryn means top of the hill and its located in the village of Dolanog under the Anne Griffiths Hill.  The small village boasts a dramatic waterfall as you drive in.

 

Dolanog is near Welshpool and is well located for lots of interesting activities in the surrounding area but is also very accessible by road from Wales and England.

The house and its barns were the heart of farm until the 1970s and then the farmer’s widow lived in the house until we brought it.  Unlike many old houses in Wales it was not modernized, so it retains its period charm on the outside as well on the inside.  We are slowly restoring it using period materials and processes.

 

One day it will be our permanent home but until then we have decided to share it with other people so they can enjoy it.  This means you are renting an home with family furniture and possessions not an antiseptic holiday let.

THE ACCOMMODATION
The house has two double bedrooms and can sleep four adults.  There is a living room with a wood burning stove.  A dining room that can seat 8 people and the kitchen is large enough to eat in as well.
We are still renovating the property.  All the rooms are habitable and useable but some still need updating from the last owner of the farm.  Currently the 2 bedrooms and dining room have been renovated but the living room, kitchen and bathroom need modernizing.  This is reflected in the price we are charging.


The living room has a real wood fire so you can enjoy the complete country cottage feel.  However, the property has oil central heating so you won’t be cold.
 

There is no wi fi or phone or TV aerial in the house. However there is a huge stock of DVDs to pass the nights or you can read as we have a huge stock of books for you to enjoy.
 

Dogs are welcome but they are not allowed upstairs
 

The property is no smoking throughout
 

Outside there is pasture and woodland so children and pets can enjoy themselves.  There is a barbecue and seats in the open-fronted shed so if it rains you can sit inside the shed without having to run indoors.

THE PRICE - NO FRILLS DEAL
One of the reasons we are able to charge such a competitive price is that we are offering a no frills deal.  This means we are not paying for managing agents,cleaners, wifi or items that wear out quickly like bedding and towels. This means:


•    You bring your own sheets, duvet covers, pillow cases and towels.
•    You do your own check in with the instructions we will send you.
•    No wi fi or digital TV.
•    You need to clean the house when you go and take the bins out and do the recycling.
•    If anything stops working while you are there it may not be able to get it fixed during your stay but we will try our hardest.
•    If for any reason the property becomes unavailable e.g. fire, flood etc we wont be able to provide any alternative accommodation and we will just refund any money you have paid

•    If any of the above presents a problem, especially if your travelling by motorcycle, bicycle or public transport tell us when booking and we will come to an arrangement

AVAILABILITY
The property is available all year round.  The normal let is Monday from 12pm to 1pm Monday and the minimum let is one week with a maximum stay of three weeks.  Depending on other bookings we may be able to be flexible on arriving earlier or staying later.

ACCESSIBILITY
Please be aware, as a historic grade 2 listed building it is quite difficult for anyone with limited mobility unfortunately.  The ground floor is not on a single level with raised step to get into the bathroom and dining room.  All the bedroom accommodation is upstairs and the stairs are relatively steep and narrow.  The only bathroom in the property is on the ground floor and the shower is in the bath.

GETTING THERE

The address is Pen Y Bryn, Dolanog, SY21 0LQ. The nearest train station is Welshpool but there is no bus service to the village


VIA WELSHPOOL:

The best way to get to the house is to first get to Welshpool.  You drive through Welshpool and take the A458 out of town.  After 4 miles you will see a sign on the bend to Dolanog and Meiford. This is before Llanfair Caereinion. After a 0.5 mile take the first turning on the left by the trailer park. Follow that rd to the cross rds and go straight across.  This will take you into Dolanog.  


In Dolanog go over the bridge, past the church and take the first turning on the right beside old garage.  It’s the only turning on the right. Follow that road up the hill and at the crest of the hill where the street light is.  Pen Y Bryn is on the right-hand side.  There is a sign for the house in the hedge but the house is not visible from the rd but you will see the end of the barns.  The gates will be shut.

 

If you miss the first turning and you have passed through Llanfiar Caerenion then about a mile out of town take the turning on the right signposted to Meiford.

FROM THE WEST:

If you’re coming from the west/the coast then take the turning on the A548 just before Llanfiar Caerenion.  It’s signposted to Meiford. About 2 miles later take the turning on the right to Dolanog at the cross rds. It is signposted.  Follow that rd to the cross rds and go straight across.  This will take you into Dolanog.  
In Dolanog go over the bridge, past the church and take the first turning on the right beside Gittings bus garage.  It’s the only turning on the right. Follow that road up the hill and at the crest of the hill where the street light is Pen Y Bryn is on the right.  There is a sign for the house in the hedge.
